The importance of First Impressions, its the first 15 seconds that really matter.

 

You can literally increase the sale price of your property by thousands of dollars by doing some simple things. The outcome you are aiming for is the give your prospective buyers the best first impression you possibly can.  Your property must look it’s best the moment you put it on the market.  You want the memory of your property to plant a good emotional feeling in the mind and hearts of potential buyers.

In real estate we use the four “P”’s when selling and presenting a property to the market.  They are traditionally known as Position, Promotion, Price and Presentation.

Before you start applying these four principals to your property, you must be prepared in yourself, psychologically and emotionally that you are ready to sell.

The visual appearance of your property is the first place where you’ll engage people, and you start with the outside.   The more “street appeal” a property has the more chance you have of taking people to the next step which is bringing them inside.    Start with cleaning up the yard and gardens, nothing worse than seeing a yard that is overgrown, untidy and lawns need mowing.

Think like a buyer, what would you be looking at if you were thinking of buying your property?  Once you have people through the gate, next is the front entrance.  This is where you begin taking the prospective buyer into their future home.  How does it look, what can you do to make it look enticing?

Once the front door is open, the emotions will hit, giving buyers signals and feelings of how they see themselves in the future living in your house.  Connecting with people’s emotions will depend on how the inside of the property presents itself.
