Final Inspection

Earlier this week commencing the 22 June I had a friend who is about to take possession of their new home, they asked me should they do an inspection prior to settlement?.

I understand that we are all busy in this fast lane world that we live in, how ever this is a very good topic and one that is over looked today.

I believe that it is imperative to take the time and make that final inspection, most settlements take place while you are at work, ask your solicitor which day it will take place and arrange time with the agent for that final inspection.

Most residential sales are straight forward, but some times there are special terms, conditions and inclusions that are added to the contract, to satisfy yourself its best to check rather than be sorry.

If something was agreed to and upon final inspection you notice that the matter has not been attended to, discuss your concerns with the agent and advise your solicitor immediately. Do not panic and think that it is too late, your solicitor will provide you with good advise.
